The Queensland property market may have been dealt a blow this year but look beyond the falling prices and there are still reasons for buyers and investors to be optimistic.

Property prices are caught in a downward spiral, falling 6.8% over the last 12 months according to RP Data. The drastic falls in values in regional and coastal areas have contributed to the negative sentiment clouding the market and while the Aussie dollar remains strong in a struggling global economy, a quick recovery is unlikely.

However, as Your Investment Property magazine has found, there are other factors that indicate all is not lost in the sunshine state. Editor Nila Sweeney says there are reasons for optimism.

“While areas exposed to tourism have suffered significant falls in prices, other areas such as Brisbane and the mining towns have remained quite resilient,” said Sweeney. “We’ve also seen a rise in rental yields particularly in resource-rich areas, and even in other inner-city and suburban areas, rental returns remain strong.”

Sweeney said other factors such as solid population growth and a pipeline of investments bode well for Queensland’s future.

“Savvy buyers can find plenty of opportunities to buy at the bottom of the cycle and make a profit in the longer term once the market recovers,” said Sweeney.
