In Episode 81 of Toop TV (, Sharon Gray, president of the Society of Auctioneers, explores why auction clearance rates in South Australia are in a three year slump and discusses strategies to position yourself, whether buying or selling in an “adjusting” market.

Sharon points out the whole market is not performing at levels we expect and while this might be less than good news for sellers it’s certainly not bad news for buyers!

“Part of the problem,” says Sharon, “is that valuers are making assessments of properties based on prices achieved six months earlier and, in that time, the market has shifted.”

The time is ripe, concludes Sharon, to negotiate, so start the ball rolling by making an offer.
