Successful apartment developments are no longer just about the design of the building, according to a new Australian property market report released today, by townplanning and urban design firm RobertsDay.

The Streetwise apartments: thinking beyond the building report reviews international research and includes interviews with Australian property industry developers and other experts.

“The major shift towards apartment living means an unparalleled period of change and opportunity for the Australian property development industry,” says Deon White, RobertsDay managing director.

However, White says that it’s just as important for developers to create a sense of place and neighbourhood in apartment developments as it is in greenfield developments.

“From the value of the space between the buildings to the incubation of tenant mix and co-ordinated street level design, placemaking will have a greater impact on 21st century apartment living than ever before,” he says.

  • Rod Fehring, Executive General Manager of Australand’s residential division, says Generation Y will play a central role in shaping the apartment market of the future:
    “Generation Y will avail itself of different types of amenity, housing and infrastructure needs and, as developers, we need to respond to that.”
  • James Tutton, co-director of Melbourne boutique developer, Neometro, says apartments must not only offer a financial return but also deliver social and community outcomes.
    “We start with the view that it is possible to deliver projects with a good margin and return on equity whilst also delivering positive social outcomes to the community.”
  • Ian Day, Managing Director of D2 Property, says intelligent placemaking is fundamental to the way people will enjoy apartment living in the future.
    “People are the essence of placemaking.”
  • Dan Johnson, property branding specialist at the design agency, Hoyne, says a sense of place is vital to all developments – low-, medium- and high-rise:
    “The brands and the places we create, and the visions we bring to life, have a lasting legacy for the people who live there.”
