A new book, written by an Adelaide mother and daughter who have been achieving these outcomes for five years, explains how you can “stage” your home to obtain its premium sale price.

The mother-daughter team is about to embark on a national tour and book launch.

In "Sold For Top Dollar", Charyn and Kate Youngson explain why so many vendors accept many thousands of dollars less than their homes are worth simply because they haven’t understood the value of home staging – or presenting it in its best light.

The book is an outstanding 218-page guide presented in two parts – Part 1 features five chapters looking at preparing the house for sale, while Part 2 devotes eight chapters to buying, renovating and staging for sale. Whether you’re a homeowner or a property investor, the book might pay for itself a thousand times over if you simply follow the well outlined pointers.

Sold For Top Dollar looks at how to “stage” your house, whether you’re planning to sell immediately or stay where you are, with an entire chapter dedicated to redesigning space for those who don’t want to move. It explains in the early pages how to declutter, modernise, minimalise and depersonalise your home for sale and explores how to fast track extra income from rental properties.

Part 2 concentrates on a wide range of investment requirements – how to find the right house as an investment, how to buy it and renovate it as well as identifying prospective buyers and how to stage it for a top dollar sale price.

“Houses to Impress started as a small but profitable business but it’s grown in recent years as people have realised how much money they were throwing away by not staging their homes in the best light,” Charyn says. “With Kate now on board, the business is really thriving and we just knew it was time to share some of our trade secrets. The book’s extended title says it all. Sold For Top Dollar – Low Cost Housing Improvements to Maximise Your Sale is a “how to” guide for home owners, small time investors and full-on professionals. TV presenter and producer Troy Gray will launch the book at the Adelaide Writer’s Centre, Rundle Street, Adelaide, on Wednesday, April 28, with all proceeds from the evening going to the Kickin4Kids children’s charity.

After the Adelaide book launch, Charyn will start a busy national speaking and seminar tour that will take her right through May and June.
