A small investment on real estate photography may make you thousands on the sale of your property.
Melbourne property styling expert Brianna O’Neil of http://styledbyhibernate.com.au said a recent study by Florida University found that at least one photo in a residential real estate listing can increase the final sale price by up to 3.9%.
"Whilst the photography is just one aspect of a property sales campaign, there is no question that it is a crucial factor in getting the right price,” said Ms O'Neil.
"With so much competition on sites such as domain.com.au and realestate.com.au, the traffic that good real estate photography can bring can separate your home from the pack," she said.
“In recent years we have also seen a trend towards twilight photography which aims to bring emotion and a sense of glamour.”
Emma Sorenson of www.realestate.com.au says that long exposures and slick lighting create emotion and build property dreams.
“Picture yourself coming come to that warm, fuzzy glow,” says Ms Sorenson.
Ms O’Neil recommended using the following strategies when using photography to sell your home.
• A great photographer will normally come recommended by a good agent. It is important that the photographs are not misleading and leave the potential buyer feeling like they’ve been tricked by wide angle lenses and excessive photoshopping.
• A professional real estate property stylist is a must for great photography. Similar to an interior designer, a property styling expert will enhance the space through hire furniture, artwork and décor to increase the sale price.
• The money shot – this is where a good real estate agent should come into his or her own. Do you have a hill top view of the city, a fabulous entertaining pool area, or stunning architecture? The choice of money shot is crucial to encourage click through to the full listing and eventual inspection.
“As daunting a process as selling your home is, and as much as vendors like to think presentation ‘doesn’t really matter’, they would be doing themselves and their property a disservice to not consider the power of the image.”
