The Mandatory Disclosure of Commercial Office Building Energy Efficiency scheme that will commence in the second half of 2010 will be an effective tool to encourage the uptake of new energy efficient technologies and design techniques.

The Federal Government's National Strategy on Energy Efficiency will require all commercial office buildings with a net lettable area greater than 2000sqm to present a current report of the energy efficiency of the premises using the established NABERS rating scale. The rating of a building will also appear in the property's sale or lease advertising, increasing public awareness and highlighting the increased value of an energy efficient building.

With commercial properties accounting for up to 10% of total greenhouse gas emissions, the legislation will lead to an uptake of energy efficiency solutions and significantly assist in the reduction of the nation’s carbon dependency. The implementation of the program into the office building market is the first stage with plans in place to expand mandatory disclosure to other commercial building types including hotels, retail buildings, schools and hospitals.

The market will very quickly start comparing the star rating of premises and using it as a key consideration in their purchase decision.
