Buy established

A good property investor understands the value of both established and up and coming suburbs.

Albert Park, in close proximity to heritage listed, multi million dollar properties, offers prestige and is particularly popular amongst young professionals and demand is strong. Suburbs such as Collingwood, Carlton and Fitzroy, in close proximity to the city and popular cafes and restaurants, provide excellent rental opportunities.

Cameron outlined Albert Park, Kew East, Carlton, Collingwood, Fitzroy, Coburg North and Oakleigh as key investment suburbs with Property Observer earlier this month. 

Quality amenities

Properties in close proximity to amenities such as schools, public transport and local shops are always a plus for any property investor. Consider whether the suburb is likely to increase in desirability to ensure a strong investment, creating competition and increasing the likelihood for the value of the property to increase over time.

Suburbs such as Carlton and Kew East are popular areas for family and lifestyle oriented investors, with close proximity to the CBD, access to high quality schools, universities, shops, cafes and public transport.

Renovation potential

Savvy investors regularly review their property to ensure it is performing as it should. Ensuring property is performing at its best provides opportunity for on selling at optimum prices in future.

Many investors consider renovations to add significant value to any property as part of a wider investment strategy to increase a properties’ value. Purchasing at reduced prices in a soft market, partnered with the right renovation, can provide additional growth and increased equity come time to sell once the market lifts.

Consider whether your investment has the potential to yield higher rents through clever renovations.

Buying ‘green’

Green properties don’t just look good, they can also add to the value of a potential investment. Cameron recently spoke to the Australian Financial Review on the benefits of purchasing property with a leafy view, saying, depending on the nature of the street, trees can add a margin of up to 10%.

Consider whether your investment has a picturesque view, is in close proximity to a public park, or the potential to renovate to incorporate an outdoor, green area.
