Leading Perth Property Funds Manager, Otan, has just purchased its first commercial office space on Great Eastern Highway in Belmont.

The five level commercial office building totals 3439sqm of net lettable area on a 10,954 square metre site and is currently home to BHP Billiton Iron Ore Pty Ltd.

This is the first commercial property purchased under the Otan Property Core Fund and Managing Director for Otan, Mr Mark Butler, said the property represented a lucrative opportunity.

“The property is ideally located on Great Eastern Highway. It is directly opposite Hardey Park and affords water and city views from upper levels and has direct access to the Perth Airport and Tonkin Highway in the East and the Perth CBD is only 5 kilometres away to the West,” he said.

“There is also potential for development in the future with the site having an excess land component of approximately 3000 – 4000 square metres under its current zoning. And Otan will certainly investigate any future development of additional office space.”

Otan Property Funds Management was established in 2009 to make the most of a unique opportunity in the Western Australian property industry and up until this point has invested in residential developments of apartments, infill sites and broad acres subdivisions.

“It was a matter of us finding the right commercial opportunity that was passive in nature and this was it,” Mr Butler said.

Otan Property Funds Management specializes in helping investors to tap into the lucrative Western Australian property market and its latest acquisition will be part of its core fund. The fund is now fully subscribed.
