Otan Property Group launched its latest property investment fund on Friday (7 September).

The development is located in the Otan Karratha land subdivision project and will eventuate in 15 new dwellings for the rapidly growing city. The site is zoned R30 for group dwellings and Otan has now commenced the first round of equity raising with a small group of investors.

The Fund’s launch comes close of the heels of the State Government’s $135.7m ‘Royalties for Regions’ commitment to an infrastructure and facilities upgrade for the region.

“The State government is pushing to build Karratha into a major Pilbara city – ‘the City of the North’ – with a forecast population of 50,000 from its current 18,000,” said Otan Managing Director Mr Mark Butler.

“The increase in employment opportunities and population growth due to the current levels of investment and activity in the north-west has been putting pressure on this sector of the WA property market for some time.”

“Karratha will continue to experience growth on the back of major mining investment – particularly in the LNG sector,” Mr Butler said. “Our feasibility reporting indicates returns of at least 27 per cent per annum on this investment.”

Extremely strong housing demand in Karratha has already resulted in the presale of 100 R20 lots in the development to Rio Tinto.

The Fund’s launch will see an initial equity injection of $1.75m between December 2012 and August 2013, with a minimum investment of $25,000.
