Current auction clearance rates indicate that conditions in real estate are improving slightly, which could see 2012 providing a somewhat healthier year in the property market than 2011, reports the latest episode of Toop TV.

According to recent RP Data reports, across the nation’s capital cities in the first half of this year, an average of just under 49% of properties have been selling at auction compared to 46 and a half per cent in the last six months of 2011.

Tim Thredgold, Toop TV presenter and salesperson at Toop & Toop Real Estate, says that while this improvement is a subtle one, “statistics also show the auction clearance rate has broken the 50% barrier on nine separate occasions this year." In the last half of 2011, this only happened once.

“This indicates selling in the top end of the market is improving, as prestigious homes are often sold through auctions to try and obtain the best price.”

Selling under the hammer is a much more common form of sale along the Eastern seaboard, where auctions make up over 30% of sales in Melbourne, closely followed by Sydney and Canberra.

“However in Adelaide, many are still skeptical of using this method of sale where last year, auctions made up only 14.4% of all sales,” Mr Thredgold says.

The most recent RP Data auction results show Adelaide currently has a clearance rate of just over 28%, which is indicative of many purchasers preferring to buy via private treaty.
