The Glades at Byford property developer, LWP Property Group, has just launched Urbano – a new concept in living designed to meet the needs of today’s homebuyer.
An increasing number of households desire the convenient and easy care lifestyle benefits of true urban living. However, too often, the only locations available are in older areas near the city with expensive price tags.
In response, LWP has created the aptly-named ‘Urbano’ lifestyle precincts in its master-planned developments, including The Glades at Byford.
Managing Director for LWP Property Group, Mr Danny Murphy, said that Urbano will provide contemporary homes within an urban village setting and at prices that suit a range of homebuyers.
“Latest census figures show that around two-thirds of Perth’s households now only have one to two people living in them.
“This means that many people are looking for a housing option that is compact, yet contemporary. They don’t want to sacrifice on lifestyle; they want a home that takes care of itself and local facilities such as cafe or deli a short walk away. They want to feel part of an intimate and closely knit community,” he said.
At The Glades, the Urbano homes in terraced rows are located in a new precinct carefully integrated into the village centre, on the doorstep of shops, cafes, community centres and parklands. Urbano at The Glades is also opposite landscaped parklands, allowing purchasers to enjoy the benefits of surrounding open space in a home that they can lock up and leave. A new public high school and private primary school, set for opening in 2014, are just a short walk away.
“The Urbano precinct at The Glades is a modern interpretation of a European village set within a contemporary urban development,” said General Manager for The Glades project, Mr Phil Cuttone.
The look and feel of a European village centre is expressed through special road treatments including paved road thresholds, cobbled footpath inserts and delicately detailed tree wells, which retain a link to the existing Glades colour palette. The existing Glades materials palette has been refined with the earthy tones of contemporary rural Byford appearing in accents or bursts of colour and texture.
Rendered lot retaining walls and complementary built form overlooking the streets and laneways evoke Urbano’s signature vibrancy and activation.
The homesites for Urbano at The Glades are on located on green-titled 5.5m to 7m fronted lots, sized from 168sqm to 236sqm. The buildings will sit above the footpath level, addressing the front street, and include a small rear courtyard.
The homes, built by Dreamstart and Affordable, are priced from $255,000 and include floor tiling, window treatments, carpets, blinds, fencing and front landscaping so purchasers can literally just move in.
“We have recently launched the homes for sale off the plan with the first homes due for completion in early 2013,” said Mr Cuttone. “The homes have been extremely popular, with nine of the first launch of 14 homes already contracted.
“These homes are perfect for anyone either looking to enter the property market, downsize, or perhaps invest – yet still wanting the lifestyle that is achieved by being close to the village centre and parkland.”
18 additional Urbano homes will be released on March 17, 2012.
