Capalaba’s newest lifestyle apartment project, Rhodes, is defying the property market malaise with 13 sales recorded in just two weeks.

The six building, 271 apartment development, located adjacent to the Capalaba shopping and commercial CBD, is due to commence construction in the coming months with buyer interest fuelled by a number of factors.

Rhodes sales and marketing manager Gavin Loyden says the rush is a combination of the beginning of the traditional spring sales season, a shortage of quality apartment stock in the area and a new advertising campaign.

“We’re finding many buyers have been doing their homework over the winter months and have now decided to get in early and commit to purchasing before our stock levels dry up,” Mr Loyden says.

“There isn’t anything of the calibre of Rhodes in the area with both owner-occupiers and investors alike seeing the immediate value and long term growth of the development and the general area.

“We have also launched a new advertising campaign highlighting the affordability of the project and this has really hit a chord with buyers.”

General property sales volumes across Brisbane have been down according to reports by the property industry, however with almost 50 per cent of stage one already sold, Mr Loyden says he expects the strong sales run to continue.

“Feedback from a number of buyers has been that the property market has reached its floor and they want to lock in a purchase before good quality apartment projects in central locations become scarce,” Mr Loyden says.

“We’ve even seen a number of local buyers purchase in Rhodes as an investment now, to then move into in a few years time when they eventually downsize and sell their family home.

“Rhodes’s pricing in Stage One starts at $385,000 for a fully featured two-bedroom apartment which certainly meets the requirements for many rental options and provides a decent return for investors.”

Rhodes has been built to take full advantage of the two nearby shopping centres in Capalaba, with all the major retail outlets, a Bunnings, Aldi and sports fields all within a short walk.

Mr Loyden says the project incorporates landscaped gardens, barbeques, pools, spas and dedicated green areas that have been built into the development as an intrinsic part of its design.

“Apartments in the development will come in both two and three bedroom designs and range in size between 93m2 and 180m2,” Mr Loyden says.

“All have large balcony areas, European branded appliances and air-conditioning, and have underground parking with elevator access.

“Rhodes will also be the first development in Queensland to have prestigious Bang & Olufsen products installed as standard inclusions.”

Stage One of the project comprises 98 apartments across 2 buildings, Cunningham and Fraser, which are currently for sale with the release of the next stage to be announced soon.
