A flat property market is forcing investors to rethink their approach with many now focusing on short-term profit over long-term growth. These investors are putting greater emphasis on rental yields and cash flow to reap financial rewards earlier.

The challenge lies in finding a cash flow positive property, that is one where the rental yield is a couple of percentage points higher than the current mortgage interest rate. Your Investment Property magazine has identified Australia’s top 25 cash flow suburbs based on data including median price, rental yield and purchase costs. Editor Nila Sweeney said the results held a few surprises.

“Most suburbs with high rental yield are in regional areas and as expected, mining boom towns have come out on top with some providing spectacular cash flows,” said Sweeney. “However, we also found a number of capital city suburbs showing positive signs for investors as well as other areas of interest around Australia where you stand a good chance of finding a cash flow positive property.”

Some of the top suburbs include South Hedland in WA, Bowen and Bellara in Queensland and Normanhurst in NSW.

Sweeney warned prospective investors should carry out due diligence before investing.

“As with any property purchase, research the location to make sure it’s a good long-term investment and do the maths to work out whether the property will bring you cash flow taking into account market fluctuations,” said Sweeney.
