Melbourne Marina sets record property prices and leads trend toward the West

Melbourne’s western suburbs are becoming one of the most popular areas in Australia to purchase property. Wyndham City, which includes suburbs like Werribee, Werribee South, Wyndham Vale, Point Cook , Hoppers Crossing and Tarneit have been dubbed the fastest growing municipality in Melbourne and the fourth fastest in Australia, after welcoming more than 10,000 new residents in 2010 – a population jump of 7.1 per cent.

This western population boom has been reflected in the strong demand for Melbourne Marina development, Wyndham Harbour.

In 2010 Wyndham Harbour broke local property price records with its apartment and land releases. Stages 1, 2 and 3 land achieved prices ranging from $355,000 to over $1M for waterfront lots.

The Marina Quays Apartments at Wyndham Harbour were also a huge success. The luxury one, two and three bedroom apartments were sold entirely off the plan to a mixture of both owner-occupiers and investors and fetched prices ranging between $254,000 to $899,000.

Wyndham Harbour’s Project Director, Sonya Miller said the response demonstrated strong demand for high quality, lifestyle-orientated developments in the west.

“Sales figures have exceeded our expectations. We are excited that buyers have reacted so positively and decisively. It shows our vision for a luxury master-planned waterfront community is clearly resonating with buyers who see the excellent lifestyle and investment opportunity that Wyndham Harbour presents.

“Wyndham Harbour presents a rare opportunity to purchase land on Melbourne’s prestigious bay, and we anticipate that the next land and apartment releases will continue to fetch record prices and sell quickly,” Ms Miller said.

Early site works commenced at Wyndham Harbour earlier this month in preparation for stage 1 construction in 2011. Stage 4 land, a townhouse release and the second apartment building will be launched in 2011 and are already attracting strong buyer interest.

Once complete, the $440 million Wyndham Harbour marina development is set to become a major boating and lifestyle destination. The world-class development will be the only safe boat harbour between Williamstown and Geelong.

It will feature up to 1000 wet berths and dry boat storage for up to 390 boats – making it the largest marina in Victoria and the second largest in the country. There is a selected range of long-term lease marine berths for sale.

Local residents will benefit from this landmark development with improved community amenities and an increase in tourism set to provide a boost to the local economy and labour market.

There will be a range of new walking and bike paths, parklands, wetlands and beaches, as well a contribution to the upgrade of the Werribee South boat ramp and the bay trail from the Wyndham Harbour site to Campbell’s Cove / Point Cook and Duncans Road.
