Investors looking to make their move in Western Australia now have the perfect opportunity, according to Mr Mark Butler, Managing Director for WA firm Otan Property Funds Management.

In November last year the Australian Government introduced the ‘Significant Investment Visa’, which Mr Butler said represented an enormous opportunity for overseas investors to get in now to benefit from the booming WA economy.

“The subclass 188 visa provides an exciting new avenue to migrate to Australia.

“Under this visa, there is no age barrier, knowledge of English is not required and there are no strict requirements for education and certain skills from applicants.”

Mr Butler said the Visa has already resulted in an increase in investment from Asian markets in Western Australia.

“The visa allows overseas investors with capital of at least $5 million in Australia to stay in the country for four years, with the possibility of permanent residency.

“Under the visa investors can spend on average just forty days a year here over the four years if they choose or can stay and make this their home.”

Mr Butler said by taking away the normal barriers associated with an Australian visa his company were already talking to several investors, many from China, who are keen to seek the subclass 188 visa.

Eligibility for the visa requires the investment in government bonds; with a privately managed company; or in managed funds involving Australian assets – which Mr Butler says is the most straight forward option.

“The easiest option for overseas investors is to put their money with an ASIC regulated managed fund.

“Such funds include real estate and infrastructure investment options, which is a sound investment in our market and also one that is likely to provide good capital returns with little involvement on behalf of the investor,” Mr Butler said.

“Why not come and enjoy life in Australia whilst making a great return on your investment whilst you are here and staying for as little or as long as you like.”

The Western Australian property market has long been a popular option for Asian investors, with the ongoing demand for natural resources in Western Australia cited as one of the main reasons.

“Natural resources continue to provide the basis for Western Australia’s economy to grow well above the national average in the short to medium term, in turn boosting the property market”, Mr Butler said.

“The Western Australian economy has remained resilient throughout the after effects of the GFC and will continue to experience growth on the back of major mining investment – particularly in the LNG sector.

“The increase in employment opportunities and population growth in the West due the current levels of investment and activity in the north-west is now putting pressure on various sectors of the WA property market and it is the ideal time for investment,” he added.

“And with the new Visa makes such investment possible and so much easier for interested parties from overseas.”
