Adelaide, SA: Historically in the property market, Spring has been seen as the ideal season to sell property. But there may be a shift in this precedent, with data showing an increase of sales in South Australia during the Autumn months of 2011.

While Spring has always been perceived as the busiest time of year for property sales, statistics show Autumn may now be the best time to sell your house. Episode 123 of Toop TV -which airs live today at 1pm at www.toop.tv- looks into this shifting trend.

According to the Real Estate Institute of South Australia (REISA), during the 2011 December quarter there were just under 3,500 sales, while in the 2011 June quarter there was 3,678 sales.

Results were similar in 2010, where the June quarter had more than 150 extra sales compared to the last quarter of the year.

REISA believes more people are now avoiding the busy end of year period because of lifestyle.

Elise Partington, presenter and producer of Toop TV, says that because a large number or people are preoccupied with school exams and Christmas parties at the end of the year, many now prefer to take advantage of the fresh start at the beginning of the year where there’s more time available to prepare a home for sale.

"Those who live in the Adelaide Hills also find selling in the Autumn months advantageous where there’s still flowers in the garden, the leaves are turning and it’s an ideal temperature," said Miss Partington.

However there are no proven benefits to selling outside of peak seasons, where properties sell just as well in Winter and can even sell on Christmas and New Year’s Day.
