Gold Coast based Condev Constructions has been appointed to build a $9 million mixed-use commercial project in Byron Bay’s CBD.

The building at 11 Marvell Street, to be known as Lot 7,will comprise four ground floor commercial tenancies with four high-end three-bedroom apartments above.

Condev Development managing director Steve Marais says securing the project was a major coup for the company as it embarks on a plan to expand its workbook outside the Gold Coast area.

“We are delighted to be appointed to build such a prestigious project, but also to have been considered over and above many well-known local construction companies,” Mr Marais says.

“We are in the process of developing activity nodes further afield in northern NSW and south east Queensland in order to gear up for future growth.

“This will be the first commercial development of this size to be built in central Byron for many years and will showcase our ability to build quality commercial and residential projects.”

The 1012 sq metre site was purchased by Melbourne based property company TJM Properties in 2006 and is currently unoccupied.

The commercial component will include one 52.5 sq metre, two 74 sq metre and one 105 sq metre tenancies with an additional external area with a permitted use of café.

Designed by well-known architects, Regional Design, the residential component will include apartments ranging in size from 152 sq metres to 214 sq metres, all with balconies and terraces.

Internal fit outs will feature solid timber flooring and ducted air conditioning, providing levels of quality to set a new benchmark in the CBD area.

Facilities will include an elevated 90 sq metre swimming pool and 85m2 timber deck for exclusive use of residents with tropical landscaped gardens and 21 parking bays.

Director of TJM Properties, Tim Margetts, says the unique design of the development required a construction company who fully understood the key differences between a commercial and residential build that requires the highest levels of quality.

“Condev came up as the only construction company that could clearly apply their skills across both components of a mixed use development,” Mr Margetts says.

“I have seen the work they’ve done around the Gold Coast and the quality is of the highest standard, something which is integral to this project.

“Once complete it will really set the standard for other mixed use developments in the area.”
The development will be strata titled and marketing agents Abercromby’s in Melbourne and Ed Silk Real Estate in Byron Bay have been appointed.

Construction is expected start next month with completion due in June 2010.
