The latest episode of Toop TV reports how the preference to rent instead of buy is continuing to prove popular, particularly amongst the young who seek stylish lifestyle over long-term investments.

The choice to rent instead of buy continues to steam ahead in the great rent vs. buy debate.

"Home ownership has always been the great Australian dream, but more people than ever before are waking up to the reality of renting," says Elise Partington, presenter of Toop TV - Toop & Toop's online real estate segment.

"According to the RAMS first home buyers pulse report, only half of potential first home buyers are interested in purchasing a home while one in five are looking at renting permanently," she reports.

About 40,000 fewer first home buyers took the plunge into the residential market in the past year. Miss Partington says that "interest rate rises and a lack of buyer confidence have been blamed for this drop."

Anthony Toop, Managing Director of Adelaide based real estate company Toop & Toop, agrees that interest rates heavily dictate the current trend towards renting. "They (interest rates) will have to come down, I assure you, because we're out in the market place and it's pretty hard yards out there."

"For many younger people, it’s now also a lifestyle choice" says Miss Partington. "20 and 30 somethings choose to rent so they can live in a nice area, have the option to easily pack up and go away and have the landlord pay strata and maintenance fees" she says.

If this trend continues, it will likely put more pressure on an already limited rental market.

"The Toop & Toop rental vacancy rate currently sits a 1.1%," said Mr Toop. "This is unbelievably tight and it will only continue to tighten. It's in balance at 3%, so we will definitely see those rates rise over the next two or so months," he said.

This also means the types of rental properties available may need to change to cater for tenants looking to set up more of a permanent residence in their rental home.
